The Moving In Process

Congratulations!  You've been approved to rent a home.  Let's take a look at what needs to be done after being approved and up until you receive your keys.

Moving Day

Deposit to Hold.  After you’ve been approved, you have 24 hours to either sign a lease OR submit a Deposit to Hold.  If you are unable to sign a lease within 24 hours of being approved, the property will continue to be advertised to other applicants unless you submit the Deposit to Hold.  Upon receiving the Deposit to Hold, the property will be removed from public offering and held for you for no longer than two weeks.  A lease must be signed within those two weeks.  If a lease is not signed within two weeks, the deposit to hold is forfeited to the landlord and the property is put back on the market.    

 

The Deposit to Hold consists of one month’s rent and a written Deposit to Hold Agreement signed by the tenant and landlord.Once a lease is signed, the Deposit to Hold becomes your security deposit.

 

After receiving your approval letter, the landlord will be in contact with you to schedule your lease signing appointment and a time to exchange the Deposit to Hold and to sign the Deposit to Hold Agreement. Please ensure that all checks are completely filled out and have been signed.

Transfer Utilities.  Any utilities that need to be put into your name (typically gas and electric) need to be transferred prior to your lease signing appointment.  Information on the utilities requiring to be transferred and contact information for the utility providers will be included in your approval letter.

Renter's Insurance.  A renter's insurance policy of at least $300,000 in coverage must be purchased prior to the lease signing appointment.  This can be purchased through various insurance providers and typically costs around $300-350 per year.  See below for a video on the importance of renter’s insurance.  Proof of your renter's insurance policy is required to be submitted at lease signing or it can be emailed to info@calamark.com any time before your lease signing appointment.

Lease Signing.  The lease signing will take place at the property.  Please bring any remaining funds that need to be paid in guaranteed funds (i.e. money order or certified check).  Ensure all payments are made out to ‘Calamark’ and are completely filled out and signed.  This appointment should take approximately one hour to complete.  Prior to this appointment, you will receive all of the documents to be signed via email for your review.  We will review the following documents at your appointment:

Rules and Regulations

Co-Signer Agreement Form (if applicable)

Pet Addendum (if applicable)

Move-In Condition Report

Lead Based Paint Disclosure Form

As part of the Move-In Condition Report, we will walk the property and point out any flaws, defects, or damage that exist.  This is your opportunity to point out anything that you’d like to have recorded so you aren’t charged for any damage that you didn’t do when you move out.

Take Possession.  After all of the documents are reviewed and signed, and a walkthrough of the property has been completed, you will receive the keys to your new home.  Copies of all signed documents will be emailed to you for your records.
